2026 Annual Dues…

This year’s Annual Fee is $75.00, due on January 1st. Each year we adjust the fee as needed to maintain a balanced operating budget. Please note that the HOA’s officially documented maximum annual fee is $140.00. If you have any questions about your dues, please contact our treasurer, David Spieles at 443-616-9616.

 

Annual Meeting

Our Annual Meeting will be held on Wednesday, February 11th, from 7:30–9:00 PM at the Zions View Park Building, located at 140 Copenhaffer Rd, York, PA 17404 (next to the blue and yellow playground between the baseball fields). We encourage all residents to attend.

 

HOA Board Member Positions

The Hunter Creek HOA Board can include up to five members. Beginning January 1, 2026, 3 positions will be open. Nomination forms can be downloaded from our website: www.huntercreekhoayork.org (homepage). Completed forms must be submitted by January 10, 2026.

 

Planning to Sell or Rent?

The HOA processed 6 resale packets this year. If you plan to sell your home, a Resale Packet is required for settlement. As soon as you have a contract, please have your real estate agent email huntercreekhoayork@gmail.com to request the packet.

 

Architectural Changes

This year, the HOA reviewed 12 Architectural Change Requests. A request form is required for many exterior modifications, including: fences, decks, patios, sheds, roofs, siding, and changes to shutter or door style/color. If you’re unsure whether you need approval, please email the HOA—we typically process requests very quickly. Forms may be dropped off at 5 Hunter Creek Drive or emailed to huntercreekhoayork@gmail.com. The form is available on our website under the Bylaws page.

 

Snow Plows

Please do not interfere with snowplow operations. When clearing your driveway, place snow in your yard rather than pushing it into the street. We also ask that residents do their best to clear walkways and paths so children can get home safely after school. Important: Conewago Township may issue fines for sidewalks that are not cleared. For snow-related concerns or complaints, please contact Conewago Township directly at 717-266-2122.

 

Community Rules & Reminders

A quick reminder that all HOA rules and guidelines can be found on our website under the Bylaws section at: www.huntercreekhoayork.org. Each year, the most common issues we see involve:


·       Grass and weed maintenance – Lawns must be kept trimmed and weeds maintained regularly.

·       Garbage can placement – Trash and recycling bins should not remain in front or beside your home more than 24 hours before or after pickup day.


·       Unregistered or inoperative vehicles – These are not permitted to be parked or stored in the community, and we have recently coordinated with local police to remove several violations.

We appreciate everyone’s help in keeping the neighborhood safe, clean, and looking great.
