Annual Meeting…
The Annual Meeting of the HOA will be held on Thursday, October 22nd from 7:30-9:00 PM at the Zions View Park Building. The address is 140 Copenhaffer Rd, York PA 17404 Susquehanna Trail (next to the blue and yellow playground, between the baseball fields). We hope to see you there.
HOA Board Member Positions...
There are 3 board members positions that will be up for re-election on January 1st 2016. Please complete the included nomination form and return to the Hunter Creek HOA mailbox located at the front of the community near the Susquehanna Trail (5 Hunter Creek Drive, York PA 17406) by November 15th 2015.
Reminders…
When maintaining your lawn, please remember to mow the grass between your sidewalk and curb and remove any weeds that are growing in front of your curbs. We’d all like to come home to a nice looking, well kept neighborhood.
With snow soon upon us, homeowners are responsible for shoveling snow from sidewalks and driveways within their property boundary. Please do your best to shovel your walks within 24 hours.
Clean up after your pets! This continues to be an issue in our community. It is the pet owner’s responsibility to dispose of their pets’ waste.
Architectural Changes…
If you want to put up a deck or fence please contact Marcie Garbarino @ 410-960-7053. She will assist you with the appropriate forms to be filled out for HOA Board approval before you can put up the structure. Please do this in a timely manner as the board has 30 days to reply – Plan accordingly.
Current List of HOA Fines…
Leaving garbage cans sitting out beyond "trash day" (Friday) in excess of twenty-four (24) hours before or after the day or days of regular schedule pickup. - $50.00 per occurrence.
Failing to get prior approval from Board when putting up a fence or deck - $100.00 per month and you will be required to take down the fence or deck.
Returned check fee - $30.00 per each occurrence.
Property not properly maintained, specifically lawn mowing and trimming in accordance with the by-laws, will result in a $70.00fine the first occurrence; every occurrence after that will be $100.00 per occurrence. (This will be on an annual basis)
Allowing dogs to run without a leash and/or failure to clean up after them: $25 for the first violation with an increase of $25 for each additional instance. (For example, a person’s 4th violation would cost $100.00)
Homeowners who do not obtain board approval prior to installing a swimming pool above 24 inches in height will be fined $250 per week and will be required to dismantle the pool.
Latest Swimming Pool Regulations…
No swimming pools of any type shall be erected or maintained on any Property without the prior written consent of the Board of Directors using the Application for Backyard Swimming Pools application located on our website (http://huntercreekhoa.wix.com/home)
In Summary:
Renters must obtain written permission from the homeowner for having a pool.
Homeowner must obtain a permit from Conewago Township for the pool.
Homeowner must agree to follow all applicable state and local laws and regulations. Conewago Township Zoning Ordinance (page 52) (http://www.conewagotwp.com/ordinances.htm)
Homeowner must maintain the proper insurance for the pool.
Homeowner must release the HOA and HOA Board members from all liability concerning pool.
In addition to the Conewago Township regulations, pools less than 24” high do not require board approval but must be securely covered or emptied when not in use.
In addition to the Conewago Township requirements, Homeowner must erect a 6-foot fence around the backyard with a locking gate. Contact Marcie Garbarino at 410-960-7053 for fencing approvals.

Planning to sell or rent...
If you are considering selling your house, you will be required to provide a “Resale Packet” to your purchasers. As soon as you have a contract on your house, have your real estate agent contact Josh Starner at 717-873-8247 or josh.starner@gmail.com for this packet.
If you choose to rent your house, make sure your tenants get a copy of the HOA Bylaws and Covenants. Everyone was issued a copy of these at settlement. Additional copies can be purchased from the HOA for $10.00.
