Annual Meeting Summary…
The Annual Meeting of the HOA was held on Tuesday, October 24th from 7:30-9:00 PM at the Zions View Park Building. 17 Individuals attended the meeting, representing roughly 13 homes.
The following items were discussed:
HOA Board Member Positions… The HOA Board is comprised of up to 5 members. Each year, either 2 or 3 positions expire. This year, there will be 2 positions opening on the HOA Board on January 1st 2018. Nomination forms are included in this mailing. Please consider nominating yourself or a neighborhood to assist with the duties and responsibilities of the HOA.
2018 Annual Dues…
Though our official Annual Assessment/Dues fee will remain documented at $140.00, this year’s annual dues will be $100.00. This was possible due to proper management of our money and the amount of recent settlements on late fees/past-due amounts. We also have enough reserve money for emergencies and possible storm water management costs. Next year, we will re-evaluate the fee to ensure we sustain a proper operating budget. Please note it is possible that we return to $140.00 next year.

ATTENTION RENTERS/NON-OWNERS/OCCUPANTS: In addition to mailing invoices to the homeowner, occupants will also receive an invoice. We have done this to ensure that ALL parties are aware of the payment amount. It is very important that you contact your homeowner immediately to ensure payment is made as this may affect your renting status.
Home Foreclosure…
The HOA Board is currently in the process of foreclosure on a home. Due to an exuberant amount of unpaid Annual Dues and Late Fees, we have no choice but to pursue official legal action. The Hunter Creek HOA has started the process of foreclosure in order to obtain the rights to the property/assets in order to recoup what is owed (including current and future legal fees). This is a very unfortunate situation, but we feel we have exhausted ALL other efforts to receive payments.
By-Law Change for Clotheslines…
Our current By-Laws state “No poles, wires or appliances upon which clothes are exposed or hung for any purpose shall be erected or maintained on any property.”
Prior to and during our Annual HOA meeting, a homeowner requested that we amend our By-Laws to allow for outdoor clothes drying via non-permanent/temporary clotheslines that can be stored when not in use.
As this would change to our current By-Laws, the HOA Board has decided we need at least 75% of eligible voters to vote ‘YES’, in favor of this amendment.
